The Design Process

Initial Consultation:
A complimentary consultation can be arranged to start the process. Russ Palmer, a professional building designer, will utilize his 20 years of design experiences to direct your inspiration toward a concise organization of all your ideas. The scope of work will be determined by interviewing the client's preferences for styles, size and budget.

Next, a proposal can be provided upon agreement to proceed further which will outline the construction objectives. This agreement is signed by both the client(s) and designer with a retainer issued by the client to begin the preliminary design phase. A site visit is scheduled at this early stage in the design process along with a furnished plot survey and topography mapping. This evaluation of the land takes into consideration the location and direction of best views or objectionable ones, potential house envelope, direction of the sun's path and predominate winds across the property, any special natural features and trees to be saved, utility routings and the logical access to the property.

The designer will begin developing a program with you tailored to your specific project. These brainstorming sessions translate your wish-list into dimensional spaces to suit your needs and expectations.
Schematic Design Phase:
The preliminary design meeting is scheduled to refine your initial design further. The designer will present rough sketches of site and floor plans for review and possible modifications. The goal of any additional preliminary meetings is to allow the client full understanding of the current design and to ultimately approve the schematic drawings.
Design Development Phase:
Once the client is satisfied with the schematic design, scaled drawings are created and more detail is generated as additional information is gathered. Engineering, interior design, mechanical and electrical consultants are coordinated as needed. The client 'sees' the project pull together as the design evolves.
Construction Document Phase:
Final drawings and specifications are prepared for builder coordination. Door, window and cabinet selections have been made and detailed drawings are prepared. The budget is finalized with a selected builder.. Finishes, fixtures, cabinets, trim are all available in a wide price/quality range.
Construction Phase:
The building designer can provide construction management for the project. This additional service involves monitoring the work in progress, approving fabricator shop drawings, and coordinating specialty consultants such as engineers, interior decorators and other subcontractors - potentially, acting as the client's agent during construction.
